Raheen Limerick Residential Development Project

DW Raheen Developments Ltd., a wholly owned subsidiary of SIEC Group, has acquired approximately 10.44 hectares of land located in Ballykeeffe, Raheen, Co. Limerick, for the development of a strategic housing project, which includes the construction of 384 residential and apartment units.
 

The site is undeveloped greenfield land, bordered by existing residential areas to the south and east, adjacent to the R510 road to the west, and open land to the north. Access to the site is provided via an existing entrance off a roundabout on the R510 regional road.

Why Raheen?

The wider Limerick area has been uniquely affected by the housing crisis as the supply of homes has long failed to meet demand. Limericks reported average rent prices in 2024 had gone up by 22% in just one year, the biggest increase in the country, and is now the third most expensive place to live in Ireland.
 

Given Limerick’s severe housing shortage, Raheen's already established neighbourhoods and amenities make it the perfect place for more homes.
 

Raheen began as a satellite town of the city, eventually developed accommodate the city’s growing population in the 1960s. The area would become one of the city’s more culturally diverse, developing its own unique identity. Now the area is known for Raheen Business Park, a centre for investment in Limerick. Though the area was originally built up 60 years ago, today Raheen is ripe for a new phase of development and rejuvenation.
 

Just a 10-minute drive from the city centre, Raheen provides residents with the peace and quiet of the suburbs while still staying close to the culture and vibrancy of Limerick city.

What's the Plan?

The proposed development will provide the following:

 

202 residential units, consisting of various types including bungalows, detached, semi-detached, and terraced houses. A mix of house sizes is proposed, comprising 20 two-bedroom houses, 156 three-bedroom houses, and 26 four-bedroom houses.

 

182 apartment and duplex units spread across 25 small-scale blocks, ranging from 2 to 4 storeys in height, throughout the development. These apartments and duplexes offer a variety of unit types, including 10 four-bedroom duplex units, 10 three-bedroom duplex units, 6 two-bedroom duplex units, 18 three-bedroom apartments, 92 two-bedroom apartments, and 46 one-bedroom apartments.

A Place Worth Living

A Natura Impact Statement (NIS) and Environmental Impact Assessment Report (EIAR) have been prepared in respect of the proposed development, and the project was shown to be environmentally friendly.

Thorough plans have been developed to create an idyllic living space, from landscaping layouts to tree placement and soil management, providing a vision for a rejuvenated area close to the Treaty City. Fitted with modern amenities like bike paths and with almost 30% of the site area dedicated to landscaped open spaces, the new project will provide both quality housing and quality of life. The project also includes a childcare facility with a total of 79 childcare spaces.
